In 2024, the Town of Braintree engaged LDa Architecture & Interiors and Hiraeth Community Advisors to complete a Feasibility and Initial Design Study for senior and veteran affordable housing at the town-owned properties at 74 and 90 Pond Street. This study was funded through state-budgeted American Rescue Plan Act (ARPA) funds from the Executive Office of Housing & Livable Communities (EOHLC). The study evaluated the historic former Noah Torrey School buildings and adjacent parcel, assessed existing conditions, market needs, and funding opportunities, and engaged the public to develop a vision that both preserves the site’s architectural character and delivers much-needed affordable homes. The resulting conceptual plan proposes a 100% affordable, 70-unit rental community designed primarily for seniors—featuring mostly studio and one-bedroom units within renovated historic structures and a new building—along with optional townhouses that could expand housing opportunities and support overall project feasibility.
